Rental Policies

At Loveless Family Properties, we strive to create a positive and hassle-free living experience for our tenants. Our comprehensive rental policies outline the terms and conditions of residency in our well-maintained properties throughout New Hampshire’s North Country. By prioritizing clear communication, tenant satisfaction, and property upkeep, we ensure that your stay with us is enjoyable and secure. Payments

We accept the following payment methods:

  • Cash
  • Check*
  • Certified forms of payment
  • Venmo
  • CashApp
  • Facebook Payment
  • Zelle

Payment must be made in full. Payment is due on the 1st of each month. Payment made after the 5th of the month will be considered late and will be charged a $5 late fee, which will be considered Extra Rent each day thereafter until such time as the amount of Extra Rent reaches $100. Extra Rent Charge of $100 per month shall be the maximum allowable amount charged each month above the amount of rent due.

* A $25 fee applies for returned checks. Afterward, certified funds or another payment method will be required.

Smoking

Smoking is strictly prohibited inside all properties. This includes the use of cigarettes, cigars, vapes, and any other smoking materials or devices, including medical marijuana. In the event that a tenant has a medical marijuana card, smoking indoors of such products is still prohibited.

Insurance prohibits smoking, and it is a courtesy that we extend to all tenants that our properties will be non-smoking.

Smoking is allowed ten feet from exterior doors and open windows at properties where other tenants shall not be reasonably disturbed.

Security Deposit

A one-month security deposit is required before moving into your desired unit. This security deposit will be held in an interest-bearing account. Upon moving out of your unit, following a final walk through and inspection a written letter will be sent to your last known address or forwarding address that you have provided to me which will provide you with a written explanation of the amount of your security deposit that you will be receiving back.

In the event that you receive it back in full a short thank you will follow. If there were any charges against your security deposit an itemized description of what those charges were for and how much each cost will be included along with the remaining amount left of the security deposit if any amount remains.

Pets

Pets are allowed on a case-by-case basis under the following conditions:

  • Pets must be spayed or neutered.
  • No breeding, birthing, or raising of puppies or kittens is permitted.
  • Pets must be up to date on vaccinations.
  • Pets must be leashed when outside the unit.
  • Outdoor pet waste must be picked up and disposed of immediately.

If you have an outdoor type of pet, you must pick up after your pet at the time it goes to the bathroom and dispose of waste properly. If you have any questions, please ask, and we will help make arrangements for this to happen.

Pets may not be left outdoors unattended for more than 10-15 minutes. No pet deposit or additional pet rent is required, so please take good care of your pets, as they are considered a privilege, not a right.
